ILB supports the sustainable modernisation of owner-occupied residential property with basic funding of a 10.000 EUR grant and an interest-free loan of up to 230.000 EUR. The loan is interest-free for 20 Jahre with annual repayment of 3 %. For each child born within 20 Jahren, the loan debt is immediately reduced by 10.000 EUR. A pellet stove with a water jacket is eligible as part of such modernisation.

Requirements: The building was constructed before 2 October 2009, the cost of the measure is at least 500 EUR per square metre of living space, and a personal contribution of at least 15 % is required. Funding is also only available for projects in a defined designated area, such as inner-city redevelopment areas, priority residential areas or housing support consolidation areas. The funded dwelling must be owner-occupied for at least 20 Jahre.

Combination with federal funding, particularly KfW funding, is expressly permitted. Apply to ILB Potsdam before the measure begins.

Brandenburg-Kredit Wohnraum Modernisieren with a repayment grant of 5 % is aimed exclusively at municipal housing companies, cooperatives and private investors in the housing sector, not private owner-occupiers.

Legal obligations

Brandenburgische Bauordnung (BbgBO)

Connecting a wood-burning stove to an existing suitable chimney is exempt from approval as technical building equipment under § 61 BbgBO. Freestanding flue systems over 10 metres high are excluded and require an approval procedure. Combustion installations may only be put into operation once the responsible Bezirksschornsteinfeger has certified in writing that they meet the safety and fire-protection requirements.

Depending on the design, constructing a new chimney is either exempt from approval or subject to a simplified procedure. If unsure, ask the responsible Bauordnungsamt of the district.
